Welcome to your holiday home

Cox Cottage (named for the surrounding apple orchards) has two spacious bedrooms each with ensuites.

On the ground floor the entrance hall with coat cupboard and separate cloakroom/wc opens into a large open plan living room/kitchen with beautiful Dijon limestone floor, luxury hand built wooden kitchen , granite work tops, integrated Neff oven & microwave, gas hob, washer drier, dishwasher and spacious fridge freezer. There is also a large bedroom with kingsize bed (which can be configured as a double or twin as required) and an ensuite shower room.

Upstairs there is a large double bedroom with a dormer window opening onto a juliet balcony and an ensuite with a shower over the bath.

The cottage has underfloor heating throughout plus a wood burning stove for cosy evenings by the fire. It also has a Sonos  music system, Freesat TV and a DVD player with a selection of DVD’s. Wireless or wired Internet access is provided throughout.

To the rear of the cottage is a sunny and private garden and patio and there is parking for two cars immediately outside the cottage (further parking close by if needed)

Eco friendly and sustainable

Cox Cottage was designed to use the latest technology to save energy, the “warm roof” and highly insulated floors and walls exceed the building regulations requirements. The ground source heat pump uses a kilometre of buried pipes to extract heat from the ground. This heat is then used to heat the hot water and  circulates through the underfloor heating system to heat the cottage. A sophisticated heat recovery ventilation system extracts air from warm areas such as the kitchen and bathroom and redistributes it to the bedrooms. This system also removes excess heat from the house in summer keeping the bedrooms comfortable on hot nights. The logs used in the log burner are sustainably sourced on the farm and solar panels on a nearby barn provide green electricity.

Yes, of course, we also provide a selection of bathroom toiletries together with tea towels, washing up  liquid, dishwasher tablets, washing liquid and fabric conditioner as well as an initial supply of logs for the wood burning stove.

We’re sorry but we don’t accept pets

Well……. Yes and No.  If you’re used to that fancy ultrafast fibre broadband they have in the cities you’ll probably be a little disappointed. We have rural broadband – it’s improved hugely over the years and now we usually get about 5mb so it’s good enough for watching iPlayer or Netflix, emailing and surfing but if you were hoping to spend your holiday online gaming you might want to think again. It is free though!!

We are in a rural location, a little hamlet of converted farm building at the head of a hidden valley between the villages of Matfield and Pembury. We’re closest to Matfield which has two very good pubs – The Poet and The Star. It’s about a mile’s walk across the fields and through the woods – very pleasant in the summer but pretty muddy in the winter as the paths aren’t made up. By road it’s about a mile and a half.

Our usual start days are Fridays for seven night and three night holidays and Monday for four night holidays.

Outside of the main holiday season or if you are booking less than two weeks from your arrival date we may be able to vary this so please ask.

Unfortunately not, two nights is the minimum we can do.

We would be delighted if you did, we offer a range of home made ready meals plus sausages, bacon, eggs, honey, apple juice, and various cuts of beef, pork and lamb.

Your welcome pack includes eggs, honey and marmalade.

Cottage Menu

We positively encourage you to do so and you’re also welcome to join us in the daily farming activities. Depending on the time of year that might be lambing, shearing or just routine bee inspections or feeding the pigs.

There are certain times where for your safety we ask you to avoid certain areas for your safety – typically soon after calving when the mother can become very protective or when the ram is in with the ewes in the Autumn.

We have some deep ponds so if you have smaller children parental supervision is essential.

Tunbridge Wells is the closest, visit The Pantiles, famous from Tudor times, to appreciate the elegant 17th and 18th century architecture. A wide range of restaurants to suit every budget and regular food fairs. The summer jazz nights are highly recommended.

Yes it is – there is a fast train from nearby Paddock Wood station which runs every half hour and takes 40 minutes to London Bridge. There are often offers but the basic fare is about £15.00 return. Parking at the station is usually available.

Once we have agreed a price and availability for.your holiday we will reserve your slot for up to 48hrs and send you a booking contract.

We ask for a 10% deposit on booking with the balance of your payment due 4 weeks before your holiday start date.

Once we have received your deposit and signed contract we will confirm your booking in writing.

We reserve the right to release your holiday dates if we have not received your deposit payment and contract by the end of the 48 hr reservation period.

You can cancel your holiday at any time up until 4 weeks before arrival and in these circumstances  you will forfeit your deposit. Should you need to cancel less than 4 weeks before arrival we will attempt to relet the cottage and if successful will refund 90% of your holiday cost. If we cannot relet the cottage you will forfeit your payment.

We strongly recommend that you take out holiday insurance to protect you from financial loss should you have to cancel your holiday.
